Design Talk: Adding Personality to a Room

Looking for ways to reinvigorate your home decor? Our Richmond Hill Design Team is a wealth of knowledge when it comes to decorating! And if you’ve always wanted to pick their brain for some easy design ideas, look no further. In our Design Talk series we’ll share tips from our Design Team  that can help you bring your home decor to the next level.

Our first question for the team, and one they get a lot, is how can you change a cold, bare looking room to one that is warm and comfortable with lots of personality?

Here’s what they had to say!

The best way to add personality and comfort to a room is by layering it with accessories and furnishings to make the room come alive. Layering a room can provide visual interest, texture, depth, and a sense of luxury. Try mixing different design styles into a modern interior to create a timeless look that is both luxurious and comfortable.

An image of domestic living room, minimalistic zen-like design, warm colors. Render image.

Area rugs are a great place to start to inject colour and texture into a room. With so many styles including graphic, classic, tribal and textural, rugs help to create a design style as well as define an area.

Layer in artwork by hanging large canvases or by creating a gallery wall above a sofa or up a stairway. You can use different frame shapes in similar colour tones or the same frame in different sizes. Switch out pictures during the year to suit your mood or the season.

Adding in mirrors and metallic accents are a great way to bring light and glamour to a space. Feel free to mix metals. Coppers and golds are very hot right now!

Use a generous amount of throw pillows in different colours, textures and shapes. Don’t forget about the floor where you can introduce poufs and large box cushions for extra seating.

Thanks for the tips ladies! Stay tuned for next time for our next round of design ideas!

Department of the Interior: Decor Tips from Our Design Team

How should you plan for your Design Centre appointment? What should you start thinking about?

SB: Spend some time reviewing your floorplan and start thinking about how you plan to use each space in your suite. The more we know about your lifestyle, likes/ dislikes, the more we can help you achieve your desired living space. One of the best ways is to flip through magazines and photos online. While looking for images that inspire you, focus on spaces that are similar in size and style to your new condo.

When planning your furniture layout, remember to work with furnishings that are sized to suit today’s condo spaces. While most furniture pieces should be compact in a smaller space, an occasional large piece will amp the drama. Use large artwork against a dining area wall rather than a piece of furniture, for example.

Multifunctional use of space is increasingly popular with people who want to live larger in small spaces. If you rarely use a dining table, but occasionally want to host a dinner for several friends, consider using a table pushed against a wall to serve as a desk when you’re not entertaining. If intimate dining for two is more your lifestyle, a multifunctional table that changes from dinner to cocktail height is a great idea.

What are the hot colours this season? What’s the best way to use colour in a suite?

SB: Extreme colours and trends are much less prevalent today in the fixtures and finishes that are selected in the Design Centre. When we create spaces with our homebuyers, we find that most people are conscious of the value of their investment in the resale market. We’re seeing people use flooring in a wide range of neutral tones, including whitewash, blonde, taupe, deep brown, and charcoal. In fact, we have more included choices with the purchase of a condo today than ever before. This allows you to personalize the depth of the colour in your home according to your preferences.

In the last two years Benjamin Moore has featured neutrals for their Colour Of The Year. In 2016 it was OC-117 Simply White and in 2017 it’s a deep graphite colour named 2117-30 Shadow. Think of these colours like the neutral backdrop for your home and consider whether your accent colours are softer shades like mocha, sky blue, sage; or vibrant colours like lemon, tangerine, or honeysuckle.

Soft finishes and accessories are the ideal place to express yourself through accent colour, including an area carpet, upholstery fabric on an accent chair, throws, cushions, floral, and artwork. These pops of colour will bring your neutral fixtures and finishes to life.

Where is the best place to invest in optional upgrades?

SB: My first advice is to give consideration to how you’re going to use your space and make any power or data wiring changes pre-construction. After the concrete is poured, it’s not feasible to relocated your dining area ceiling fixture outlet, or to wire the suite for motorized shading. Plumbing changes such as tub-to-shower conversions should also be done pre-construction to ensure they’re feasible and warranted.

The next option I typically recommend is to upgrade the kitchen design to include fullyintegrated appliances with matching cabinet panels. However, Minto Yorkville Park already includes this premium design feature! So, the next option on my list would be surface finishes. Surface finishes like flooring, cabinetry, countertop, floor tile and wall tile are those most people consider enhancing.

At Yorkville Park, engineered hardwood flooring is included with the suite, so the optional upgrades include features like thicker wear layer, glue down installation, exotic decorator finishes, and herringbone installation pattern.

Some of our homebuyers are upgrading their bathroom wall tile to match the Italian porcelain floor tile, while others are recreating the Presentation Gallery bathroom vignette complete with marble tile and gold plated faucets. There are Caesarstone counters included standard at Yorkville Park as well as several optional upgrade Caesarstone selections from their premium natural stone line. Slab backsplashes are also available and these have become more popular in recent years.

Regardless of palettes and finish level, suites at Minto Yorkville Park will be at the neighbourhood’s chicest address! Visit our website to find out more about #24KaratLiving at Minto Yorkville Park.

The Perfect Christmas Tree For Your Home, and How to Do it Yourself!

It’s the most wonderful time of the year, and your home is the perfect way to display your holiday spirit! Christmas is such a special time, and picking out the perfect tree to create that ideal festive feel is always so much fun!

With so many options out there we often find ourselves wondering; which Christmas tree should I go with, what color, what will be this year’s theme,  size, and much much more!  With all the different décor ideas out there it’s hard knowing which one is right for your unique space, don’t worry we are here to help!

Here are a few ideas to assist in finalizing your favorite décor pieces for this season!

Preparation – Finding the Tree:

Before you pick a design for your home, there are a few pointers on what to look for!  Reader’s Digest helps the process by outlining some key factors before choosing! For Example, it is suggested that before you go tree shopping, measure the height of the ceiling in the room where you will display your tree because you will want to choose a tree that is at least one foot shorter than the ceiling height. Also, it’s best to measure the opening of your tree stand and make sure the base of your chosen tree will fit. Other suggestions are to run your fingers along the needles and ensure that when you give it a shake, the bristles are not falling out! We hope you found these tips useful, for more tips visit: http://www.rd.com/home/pick-the-perfect-christmas-tree/

Your Ultimate Summer Patio and Backyard guide

As the summer days are heating up, there’s no better way to enjoy the weather than being outside. If you’re tired of always being indoors or stuck in AC, transform your patio, balcony or backyard space into a new living space. Make your home the spot for entertaining or relaxation by turning your patio or balcony into a fun and comfortable oasis. Here are a few quick and easy patio and backyard décor tips that will bring your outdoor space to life this summer.

Transform your backyard into an outdoor dining oasis

 Minto Backyards Design

If your home has a large and beautiful backyard, transform that into a fun, cozy outdoor dining space. Instead of using a conventional dining table and chair set, use colourful and comfortable wooden patio chairs to compliment a vintage wooden table. If you already have a wooden bench lying around, add that to the dining table. The wooden furniture will blend right in with the nature around it. Place a colourful runner across the table and add pillows and blankets for those cooler summer nights.

Spice up your small balcony

 Minto Balcony Design

Living in a condo or apartment means you may not have a backyard, but your balcony is a great spot for your own private outdoor retreat. Extend your indoor living space by adding a few decorative touches and furniture to your balcony. Add a small outdoor dining set, or small outdoor chairs and tables on top of a vibrant rug. To make your balcony cozy, place pillow and blankets over the chairs and add some decorative plants and vases to the space. For more of a warm feeling, add soft outdoor lighting to really set the mood at night.

Plan a party with the right décor

 Minto Patio Design

If you enjoy hosting dinner parties or social gatherings at your home, the summer time is the perfect time to entertain. And what makes entertaining outdoors even better is the type décor pieces and themes you can choose from. Depending on your style, use colourful but elegant tableware for a festive vibe. Add warm lanterns or a string of lights to compliment your decorative dining table. Serve fun colourful drinks to add a splash of colour to your spread.

Add some art to your outdoor walls

 Minto Outdoor Design

Simple but elegant wall art can go along way when you add it outdoors. Make your own wall art by incorporating geometric shapes, unique art pieces or plants to your wall. Adding plants to any wall will instantly transform your outdoor space, making it feel like an outdoor oasis. Purchase a wall planter and use your own DIY style to fill it with a beautiful arrangement. You can also spray paint different geometric shapes onto small wooden panels for an artistic feel.

Cozy Winter Living

Winter is definitely upon us, and what better way to embrace the season than to make your home a warm hide-away from the harsh elements outside. Our Minto design expert Scott Biltoft sat down with us to give us some tips on how to create the perfect winter home:

If you’re looking for ways to make your home comfortable this winter, consider the following strategies and learn from the Danish who’ve perfected the art of Hygge (pronounced hue-gah) to overcome the long dark Scandinavian winter.

There isn’t an English equivalent to the word Hygge which the Danes use to describe a mood or a way of life that is cozy, warm, and friendly.

For better winter living use colour wisely.  Start with warm wall colours like these from Benjamin Moore:

HC-27 Monterey White
HC-173 Edgecomb Grey
HC-172 Revere Pewter
Grey Mist
OC-30 Gray Mist

Accessorize with colours that bring cheerfulness into your home like these from Benjamin Moore:

Blue Grass
CC-640 Blue Grass
Van Courtland
HC-145 Van Courtland Blue

Amelthyst Shadow
CC-930 Amethyst Shadow
2003-20 Strawberry Red
Blue Danube
2062-30 Blue Danube

Use seasonal throws and cushions to add snuggly warmth on winter evenings with seasonal accessories like these:

Pillow Covers

Mongolian Lamb Pillow Covers from West Elm

Cable Knit Throw

Pottery Barn Cable Knit Throw

Fur throw

Homesense fun fur throws

Pendleton Blankets

Pendleton blankets from Anthropologie or Drake General Store

Hygge also includes comfort foods during the winter like chocolate, coffee, sweets – and sharing your home with friends!  Snuggle under a comfy throw, enjoy a hot beverage, and relax during those winter evenings reading or watching your favorite TV shows.

Stay cozy & warm,

Scott Biltoft
